MARKETING 1 - 4 Months
After the legal and technical checks, we prepare the possible floor plan for the splitting of the floor and how the final result of the apartments will look like. Each apartment is sold to different investors at pre-sale prices. Your money will start to be invested in the next step.
Our goal is to sell each apartment 10% - 15% below market value. Your goal is to do everything you can to confirm that our price is the best price you can find on the market.
PURCHASE 2 Weeks
On the day the final contract is signed, you will buy the property directly from the seller, this is why you buy with us and not from us. All investors will buy a certain percentage depending on the size of the property they have chosen.
The final price includes all closing costs (purchase tax, attorney fees, broker fees, notary fees, and all costs for permits and renovation). Here you save 9% before you even talk about the price just because closing costs are included.
LICENSE 3 - 5 Months
Each project requires a different permit. This can be a simple permit for small or large-scale renovations, or a permit for new construction on large projects.
RENOVATION 4 - 6 Months
The next step is the renovation of the property, starting with the initial stage of building walls and installing water and electricity pipes. We then install a new kitchen, bathroom and furniture, so that everything is new in the end. You will have new, fully furnished apartments with new electricity and water installations.
